Some of the best investors I know never meant to be investors. They kept the first home when they moved to the second, and ten years later it was the best financial decision they ever made. Others should have sold. I own rental property myself, and I run this analysis for clients across Arlington County, Fairfax County, and the DMV. This page is the framework.
If you only read one block.
I build two models side by side and let them argue. Path one: sell now. What you walk away with after payoff, commissions, prep, and closing costs. Path two: hold and rent. Realistic market rent for your specific home, minus mortgage, taxes, insurance, maintenance reserves, capital expense reserves, vacancy, and management if you want it, projected over five and ten years with conservative appreciation. I express the hold path as dollar cash flow and cash-on-cash return, not abstractions.
Then the part most spreadsheets skip: what does holding do to your life? Can you carry two mortgages for a month if a tenant leaves? Do you want a phone call about a water heater? There is a right answer for your numbers and a right answer for your temperament, and I will tell you both.
Often yes, with conditions, and the conditions change. Most conventional lenders will count a portion of documented market rent from your departing residence toward your debt-to-income ratio, usually with a signed lease and sometimes proof of a deposit or first month's rent. Some programs require you to have equity in the departing home, some have reserve requirements, and the exact percentage counted varies by product. I stay current on this because the guidance moves, and I work with lenders who do departing-residence deals regularly rather than once a year.
If you are planning to house hack the next property, meaning live in one unit and rent the others, there are additional rules about counting the rental units toward qualifying. I have done this myself in Arlington County, and I will walk you through what a lender will and will not accept before you write an offer.
Three things to know, and then talk to your CPA, because I am not one. First, the primary-residence capital gains exclusion generally requires that you lived in the home for two of the last five years, so the clock starts the day you move out. Second, once the home is a rental you can depreciate it, which shelters income now and gets recaptured when you sell. Third, when you eventually sell a rental, a 1031 exchange lets you defer the gain by rolling the equity into another investment property on a strict timeline.
I do not give tax advice, but I do build the analysis so your CPA can give you a real answer instead of a shrug. And when you decide to sell the rental and redeploy, I coordinate the 1031 timeline with your qualified intermediary and help you find the replacement, in Virginia, Maryland, DC, or West Virginia, since I am licensed in all four.
The things that keep you out of trouble and keep the asset performing. Which light updates raise rent enough to pay for themselves. What the local rental licensing and inspection requirements actually are, since Arlington County, Fairfax County, Alexandria, DC, and Maryland each do it differently. Realistic rent, not Zillow rent. Whether to self-manage or hire it out, and introductions to property managers I trust with my own properties. And a conversation about whether a voucher tenant, a mid-term furnished rental, or a traditional lease fits the property and the neighborhood best.
I also tell you honestly when a home will make a poor rental. Some homes are wonderful to live in and expensive to own as an investment. Better to know that before you sign a lease.
When you work with me, you work with me. I do not hand you to a junior agent or a transaction desk after the listing agreement is signed. I show up to the inspection, I negotiate the repairs, I am the one texting you back at nine at night. Behind me is a bench of vendors I have used on my own properties: contractors, inspectors, painters, stagers, lenders, title. You get the bench and you still get me.
I am an active investor, not just an agent who talks about it. When I tell you a property will cash flow, I have run the same numbers on properties I own.
Send me the address and your rough mortgage details and I will run the first pass of the rent-versus-sell analysis at no charge. Fifteen minutes on the phone after that, free, and I will tell you what I would do. Call or text 650.380.3038, or send me a note.
